Procurement

The procurement process is one of sourcing and managing materials or services in order to complete a project. JSD Interiors has myriad of resources, vendors and suppliers that afford the client the right materials or expertise to execute specifics at the right prices. JSD interiors will purchase products on your behalf; negotiate pricing, timing, tracking, delivery and product inspection.

Project Managment

No matter the scale of the project, project co-ordination and management will ensure that all elements of a design happen timeously and to the best possible quality. JSD Interiors offers project management whereby all design elements are sourced, made sure to arrive on time and within good order. Project management will also ensure that contractors and sub-contractors are sourced and managed so as to provide the best possible workmanship for the specific job at hand. It is JSD’s responsibility to communicate and accomplish your wants and needs whist making sure everything runs professionally through design, procurement, and installation.

• Overall planned project coordination with specific focus on time, cost and quality.

• Organizing, scheduling and checking deliveries of materials (fittings, fixtures, finishes, goods)

• Improving efficiency by managing contractors and subcontractors to make sure they are on site and completing their specific jobs to the best quality, on time and on budget.

• Sourcing furniture, finishes & fixtures, tradespeople, goods and obtaining quotations on various aspects of the project.

• Manage tradespeople (builders, specialist kitchen companies, shop fitters, subcontractors, etc).

• Being on site regularly to oversee and manage tradespeople and make sure they are doing what was in the plan, and to resolve any issues that may crop up.

Our Process

Briefing &
Pre-Design Phase

During this phase we will be briefed by the client on their functional and aesthetic needs, review the floor plan & give our commentary, You will also receive a custom client questionnaire. We will collect site information like floor plans/ measurements. do a site inspection & get to know you

Schematic & Space-planning Phase

During this phase most space planning is refined in order to gain maximum functionality. During this phase concept development will take center stage and the client will be presented with various options in terms of look & feel as well as functional floor plan options and furniture plan options.

Design Development & 3D Modelling

Once the client has selected their floor plan or combined elements from more than one floor plan, the final design will be modelled and photorealistic images will be rendered. The designer will also start on the décor phase- this will be combined into one presentation with preliminary samples where applicable. Clients can review & make changes where necessary in this phase.

Technical Drawings

Once the client is happy with the changes to the floor plan, design details, finishes and fixtures. Final floor plans. wall finishes plan, lighting plans, celling plans, electrical plans, elevation details, bathroom plans, bedroom plans and custom joinery plans will be finalized. These are the plans & samples that will be submitted to various vendors for accurate quotations.

Review & quotation Phase

All plans, finishes & fixtures will be detailed and submitted to various vendors for quotations, JSD Interiors will present quotations to the client, where alternative solutions or compromises may have to be made due to budget constraints. A project management fee is then proposed based on the cost of the project and the various aspects we will be overseeing.

Construction & Installation

Upon review of the various elements and costs of the project the construction phase will begin. The construction process has it's own process and is usually detailed by the builder in terms of wet works, and is then overseen by the interior design to make sure the plans are executed to the right level of detail so that when the finishes are installed it is a smooth process. Once finishes are installed and builder snags are taken care of, the site is professionally clened and ready for installation of furniture & accessories. We then handover to the client to enjoy living in their space.

When should I contact an interior designer during a new build?

As soon as possible!

Interior Designers should be involved in a new build prior to finalization of architectural plans and preferably before council submissions. The majority of architectural plans are created to form spaces with a main focus on the exterior, overall layout in terms of the client's brief, size, plumbing, storm water and estate limitations- however, many architects fail to detail the layouts of areas well like kitchens, sculleries, pantries, bathrooms & built in cabinetry and the spatial relationships those rooms have to functionality. There is often a badly placed window, poor relationship between rooms or functional layout that may need restructuring and could affect areas with which the architect is concerned, like plumbing, floor levels, window placement, internal wall placement, internal door placements etc. It also means the electrical and lighting layouts can be detailed ahead of time. This not only saves the cost of resubmission to council, but also allows all vendors to quote accurately, and gives the builder completely accurate plans. It also allows creative minds to come together to benefit the client & the end product so that functionality and aesthetics seamlessly work together for both the interior and exterior.

How long do the design take?

8 to 12 weeks to complete the full design phase. The full interior design from conceptualization to detailed design drawings ready for quotation & procurement take approximately 8 to 12 weeks depending on client response rate, changes and architect approval.

Week 1-3: Briefing & conceptualization/schematics/mood boards/floorplan options

Week 2-8: Design Development, 3D modelling, presentation & changes, final floor plans for architect.

Weeks 8-12: Detailed Technical Drawings ready for full quotation; electrical layout, lighting layout, celling layout, detailed floor plans, kitchen and bathroom elevations, cabinetry details, including client changes.

Weeks: 12-16: Décor Schedule & quotations.

How do your costs work?

We charge a design fee and project management as sperate services and fees. Some clients may want design only, some want the full package. We charge for the hours spent designing & sourcing all FF&E your house, and you will be given a customized all-inclusive design fee for the design development & quotation phases. Thereafter project management is a separate fee charged proportionally on the elements of the build that JSD Interiors will be overseeing.

What information does the designer need to give you a quotation?

We will need the following to form an accurate quotation for you:

1. All architectural plans in PDF or CAD (2015) format, including floor plans, elevations, sections, window/door schedules and any architectural 3D renderings of the exterior.

2. Any photographs of the stand/position.

3. Any inspirational images of the style you are looking for- gathered from Pinterest, Houzz, magazines, Instagram, etc.

4. A brief: An over all description of the location of the build, an over all description of who is going to be occupying the building, what you looking for functionally and aesthetically in each space, and any special features in each room, and your overall budget for the project. This can be done through a site meeting in person, or if you are browsing a detailed email brief or telephone conversations will suffice for the design fee quotation phase.

Are your services flexible?

We create our quotations based on individual client needs. For new builds we are happy to combine a number of services you may require; this includes interior design, interior decorating and project management which can all be utilized separately or packaged together. We do suggest that on new builds you use the full service option to get the best possible results. We do not push you to work with our specific suppliers only, we are open to working with your team.
